A welded membrane for a low-slope roof

TPO is a single-ply roofing membrane joined with heat-welded seams. It is used on low-slope commercial roofs, where water leaves the roof more slowly than it does on a steep shingle roof. The membrane makes the waterproof surface, but its performance also depends on the assembly beneath it and its connections around the building.

We look at the existing roof, insulation, drainage and rooftop equipment before discussing a TPO project. A sound roof with a limited failure may need a compatible repair. A replacement gives the project room to address damaged layers or an assembly that no longer provides a dependable base.

The building matters as much as the roof area. Equipment access, tenant activity and where materials can be staged all affect the work. Bring those requirements into the first conversation so the roofing scope fits the property.

Seams, curbs and perimeter attachment

A welded field seam joins neighboring sheets. At a pipe, wall or equipment curb, the membrane must turn and connect to a different shape. Those details need compatible materials and secure terminations; a good seam across the open roof does not correct a poorly finished curb.

Attachment is another part of the system. Fully adhered, mechanically attached and induction-welded assemblies have different requirements. The deck and selected assembly determine the fastening or bonding approach. Existing patches also need examination before new work is tied into them.

Three connections to examine

  • Field seams

Look for openings, weak welds and damage near the joint before preparing a repair.

  • Equipment and pipe details

Carry the waterproofing up and around penetrations without leaving a water path at the top.

  • Roof edges

Connect the membrane and edge assembly securely where wind and runoff meet the perimeter.

Insulation and drainage belong in the same plan

Installing membrane over wet insulation leaves a problem inside the roof. Moisture assessment helps establish which layers can remain and which need removal. The extent is not always visible from the surface, so the replacement scope needs a way to address concealed damage.

Drainage work may involve tapered insulation, drain details or changes around low spots. Tapered insulation creates slope within a designed roof assembly; it still has to work with the deck, drain locations and the heights of curbs and walls. A new sheet alone will not change those relationships.

These details explain why two equally sized TPO roofs can have different project costs. Wet layers, roof access, equipment and drainage corrections can add substantial work beyond laying membrane.

Repairing TPO or replacing the assembly

A repair with sound boundaries

An isolated puncture or failed detail can often be repaired when the surrounding membrane is compatible and sound. The repair extends to a dependable boundary, with wet or damaged underlying material addressed as part of the scope.

A broader replacement

Widespread moisture, recurring failures or unsuitable attachment can make local patches a poor long-term answer. Replacement allows the deck, insulation and waterproofing to be considered together rather than keeping a failing layer in place.

TPO roofing FAQs

Will a white TPO roof lower my energy bill?

A reflective surface can change how much sunlight the roof absorbs. Actual energy use also depends on insulation, equipment, occupancy and the building.

Can an existing TPO roof be patched?

Yes, where the membrane and underlying layers remain suitable. The repair material and preparation must match the existing roof; a general-purpose sealant is not a substitute for a compatible roofing detail.

Does a thicker membrane fix drainage problems?

No. Membrane thickness does not move drains or create the needed falls. Those changes belong in the insulation and drainage design.
