A coating needs a roof worth keeping

A coating forms a new protective surface over a compatible existing roof. It can be useful when the underlying assembly remains sound and the roof can be prepared correctly. The decision starts below the finish: is the roof dry, securely attached and capable of supporting the restoration?

We inspect the roof condition and discuss repairs before presenting coating as an option. Wet insulation, deteriorated decking or widespread attachment problems need their own remedy. Covering those conditions can hide the problem without restoring the assembly.

A coating project also includes the work around seams, curbs, drains and penetrations. Cleaning, preparation and detail treatment are part of the roofing job, not incidental steps before rolling material across the open area.

An assembly that can remain

A compatible roof with sound attachment, manageable repairs and a dry substrate may be a candidate. Adhesion and material compatibility must support the selected coating system, including any primer and detail reinforcement it requires.

Problems a surface cannot cure

Wet layers, rotten decking and unstable roofing do not become sound after coating. Where those conditions are extensive, removal and replacement may provide the more dependable starting point.

The existing roof needs cleaning and preparation appropriate to its material. Loose roofing and failed repairs must be addressed. Adhesion testing helps determine whether the coating can bond as intended, while moisture assessment helps identify material that needs removal.

Seams, equipment curbs and penetrations are repaired and detailed before the field coating is completed. Drain openings must remain functional. A broad, even surface will not compensate for an untreated opening at a wall or pipe.

For example, GAF’s guidance for silicone over asphaltic roofing calls for a clean, dry, tight substrate, adhesion testing and replacement of wet insulation and membrane. The selected coating system determines the preparation, primer and application requirements for the roof.

Compatibility, thickness and maintenance

Silicone and acrylic coatings have different application and service conditions. The existing roofing material, exposure and water conditions influence product selection. Any tolerance for ponding water must come from the chosen manufacturer’s system requirements; it cannot be assumed from the word coating.

Coverage and finished thickness also matter. The specified amount must be applied to the prepared surface under suitable conditions. A thin cosmetic layer is not the same as a designed roofing system.

After installation, the roof still needs care. Drains must stay clear, new penetrations need compatible flashing, and service traffic can damage the surface. A coating does not create roof slope, move drains or repair structural problems.

Is coating the same as a new roof?

No. It retains a suitable existing assembly and renews its surface as part of a restoration. Replacement removes and rebuilds the layers included in that project.

Will any roof coating withstand standing water?

No. Water exposure limits vary by product and system. Drainage and compatibility need to be evaluated before choosing the coating.

Can a coated roof be repaired later?

Often, with compatible materials and preparation. Repairs and new equipment details need to preserve the selected coating system rather than introduce an incompatible patch.
